I am sharing this review in the hope that it provides important insight for future homebuyers. In 2024, my husband and I were excited to purchase a home from PulteGroup.
The property was visually appealing and initially aligned well with our budget. Having recently relocated our family from Virginia to Texas, we were eager to establish long-term roots. Prior to closing, our realtor inquired about how the property taxes would be assessed in the following year specifically, whether the taxes would reflect both the land and the completed home, and how that might impact our payments. We were informed that PulteGroup accounts for this in their estimates and that it was effectively included in the projected costs.
Based on this representation, we proceeded with signing and moved into our new home with confidence. However, within the past few days, our mortgage payment increased by over $2,000 due to a reassessment of property taxes that now includes both the land and the full value of the home. This significant increase was not anticipated based on the information provided to us at the time of purchase. In speaking with others, we have since learned that this situation is not uncommon, and that some builders may not clearly communicate how property taxes can change after the first year.
Even when asked directly, the information provided may not fully reflect the future financial impact. This unexpected increase has placed us under considerable financial strain, to the extent that we are now concerned about the possibility of foreclosure.
I strongly encourage prospective buyers to conduct thorough due diligence, ask detailed questions about property tax assessments beyond the first year, and seek independent verification where possible. Four (4) years with drainage problem and no resolution! Pulte built seven houses above me with rain spouts emptying water directly onto the ground with water flowing down the hill and flooding my yard.
In other sub-divisions in the development, water goes underground into pond systems.
I was originally told that there would be no drainage problems. They did have a few French drains which were worthless.

Pulte refuses to listen to what my true issue is and keeps reiterating the same thing. I offered to met them in person but there has been no response. When they see my online posts they send them to he same warranty person they will not listen.
A few months later, we began experiencing a strong odor coming from the walls in our front room. After multiple work orders and considerable frustration, Pulte eventually contacted Indoor Air Quality Solutions, who quickly identified the issue, and Pulte corrected it.
Several months later, during heavy rains, a strong sewer odor filled our kitchen pantry. We again contacted Pulte, and their subcontractors visited several times but were unable to locate the problem. They ultimately informed us that they had gone above and beyond in their investigation, could not find the source, and would not continue further effortsstating the smell was normal ground gases.
Because the odor was unbearable and unresolved, we hired Indoor Air Quality Solutions.
Before proceeding, they attempted to coordinate with Pulte but were told the same thingthat Pulte would not provide additional assistance.
Within an hour on site, Indoor Air Quality Solutions identified the problem and found two foundation openings behind the wall, which they repaired.
When we submitted the invoice to Pulte for reimbursement, they refused, stating we had not contacted them firstdespite their earlier written statement saying they would not conduct any further investigation. They provided the same response to Indoor Air Quality Solutions when contacted.
This was a clear structural defect discovered within the 12 month warranty period, yet Pulte declined to address or repair it.
Preferred solution: Reimbursement for the repair I had to pay for that should have been covered.

Pulte Northside, Washougal, WA
Extremely disappointed with Pulte's customer care and their handling of new home warranties. We were wrongly blamed for a manufacturing defect, faced long delays and poor communication about scheduling repairs, and had serious issues dismissed as normal.
Since closing 6 months ago at this community, we've discovered many issues, including plumbing and HVAC problems. No one from customer care has ever visited to assess them in person. Problems like cabinet doors banging into walls were not their responsibility, and our rep failed to follow up on promised solutions, leaving us to solve it ourselves. They are best at hiding behind computers and sending rejection emails and closing the tickets with no resolution.
Whenever we mentioned better service from other builders, Pulte's rep dismissed any comparison. Overall, the customer care team seems uninterested and unskilled, which appears to reflect the company's culture.

Im very disappointed with how Pulte Homes has handled my refund for The Exchange at 401 (Lot 56201).
The sales representative clearly told me by email that the refund department would contact me and send me the necessary cancellation documents to sign. I followed all instructions, but since then, no one has reached out not a single email or phone call.
Ive contacted the sales representative multiple times, and every time Im told someone will contact you, yet weeks have passed and nothing has happened.
This is completely unacceptable.
Its hard to believe that such a large company can be so unorganized and unresponsive when it comes to processing refunds. When buyers are required to pay their deposits within 24 hours, the company should also handle refunds with the same level of urgency and professionalism.

The Design Center for Pulte is a Rip off!

We are currently in the process of building our new home in Hamilton Heights in Chandler, Arizona. This is a time when we are dreaming of our new home and also very anxious about spending hard earned money on a new house. I am writing today, because at first, we were very excited about the prospect of our new home, until we had our experience at the Design Center. We originally thought we were the only ones disappointed and frustrated with our experience, but upon meeting several other soon-to-be neighbors at Hamilton Heights, we discovered that almost everyone had the same bad experience. This is when we decided we had to contact you.
When we first arrived at the design center we were excited to see what we could create for our new home. From cabinets and carpet to paint, speakers and faucets, the possibilities were endless. We began picking out cabinets and moved on to flooring. This is when we discovered that there were only three choices of “standard” tile and six choices of “standard” carpet. All of which was white, dirty white or even dirtier white. In order to find something that was even halfway decent for a $400,000 + home we had to move several grades up. I am not talking lush, designer stuff; I am talking for stuff that came in my first apartment. So we began looking at the choices presented to us in this range. We picked out stuff that would “do for now,” and then Suzie came back to us with a price. Over $20,000 for flooring? Upgrading when you are building a house shouldn’t cost you an arm and a leg. The company already has to put something in the house, so labor is already there and there isn’t any demolition that needs to happen. You should just have to pay for an upgrade in the material, which should be minimal. This was definitely not the case. Just this one tiny experience had us wanting to back out of the contract. We wrote down and took pictures of the products we had chosen and looked them up from RETAIL stores when we got home. To have someone come in after closing on our house and put the SAME EXACT flooring in would only cost us $9000! This is also paying for labor and demolition! So we called back and told her to “put whatever comes with the house” in because we weren’t going to pay them to do it and put it on our 30 year mortgage. Then it comes to other options for our house. We weren’t told options about paint (honestly with the scam with the flooring we would rather do it ourselves), our neighbors weren’t given options for fireplaces or paint. They also had an issue with the flooring. They started calculating the price per square foot and found a huge discrepancy between what they were being charged for the tile in the dining room versus what they were being charged per square foot in the living room. It was the SAME tile. When Suzie was faced with this she told them “well I am not perfect.” Yet she had boasted that she had been working for Pulte Design Center for “23 years.” I don’t believe she changed the discrepancy. After this exchange with our neighbors, they are thinking about paying the $250 change request and not having Pulte put their flooring in either but to do it themselves.
Now comes this issue with fans. We just wanted simple pre-wiring for ceiling fans. Shouldn’t cost much, since my dad works for an electric wholesaler and says that a builder can put them in for less than $40 a piece, retail, with labor. So why in the world is Pulte charging $175 per pre-wire?? Mind you, this isn’t even with a fan! So after discussing our options, because by this point we were ready to back out of the whole deal (and yes, lose the earnest money), we decided to upgrade the things we couldn’t do ourselves later on, or the ‘few’ things that were actually at market value. After meeting with the design center staff, we are very leery of the workmanship and “market value” of the actual Pulte construction. We have been in close contact with the Construction Manager, Paul and are keeping a watchful eye on everything. So far, the construction seems to be heads above what we encountered at the Design Center.
In conclusion, we did NOT have Pulte do the carpet, tile, faucets, bathroom upgrades, counter upgrades, ceiling fans, hardware, sinks, blinds, toilet, bathtub or shower upgrades that we had originally wanted to do. (Look at the money lost there and we are just ONE home!) Who knows what other upgrades were available to us but not relayed to us. We will take our hard earned money to make this home fantastic, while giving the design center as little as possible. This should have been a fun and exciting experience. Not one full of frustration and feeling like we were being ripped off. Then to find out, it wasn’t just us! If we had visited the design center before signing an agreement, you can bet we would have chosen to move elsewhere and gone with a different builder. Lets hope this is not indicative of what we can expect throughout our entire experience with Pulte. And you can believe, that we are relaying this story to EVERYONE we know! As you know, the housing market is growing, something needs to change at your design center or you will be losing out on the extra revenue of the upgrades and alienating your customers. Word of mouth spreads quickly and in this age of digital communications, you can bet that word will get around.

Hi,
A few months ago, a resident at Martins Landing vandalized two planters of tulips, which were from the Netherlands. The planters were approved by the board and resided in front of the community building. The person responsible has been identified by video evidence, and the North Reading Police are pursuing the issue. However, the Pulte HOA representatives have done nothing to issue the appropriate notifications of violating the rules of the HOA, nor has the person been fined. I have been given no reason why the reps have done nothing, and they refuse to provide me with a reason for the lack of action.
Recently, the same person accused my wife of verbal and physical abuse and reported this to the HOA board, among other places including the police. There is no evidence or proof of any of this. This did not happen. However, the Pulte reps responded within 3-4 days by sending a reprimand letter to my wife, even though there is no evidence of anything occurring.
I believe the Pulte HOA reps are incompetent in following and enforcing the rules and regulations. In addition, this is clearly discriminatory behavior by the board. This situation is unacceptable in many ways, and I demand that these issues are resolved properly. Please call me anytime at my phone.

- Hallway wall not level.
- Drywall behind the wall was cut and the beam shaved, with replaced drywall showing taping.
- Warranty says accept as is.
The hallway wall was not level. Someone came out, cut the sheetrock to get behind so that they could cut the beam or shave the beam down so the sheetrock would not be pushing out.
The new piece of sheetrock, the sheetrock that was placed back, where they cut out and taping, you can still see the taping where the work was done. I am not getting anywhere with the warranty department because they're telling me I will have to accept it the way that it is.

If I had to do it again, I would not pick Pulte Homes to build my home. We've had a poor experience since we signed a sales contract.
Our home was not built to the specifications we selected. We had to submit repair requests several times and have to follow up several times to get a response. And even when we do get a response, our repairs are not addressed. Even though we were told it would take 3 months at most to get a driveway and sod, it has been almost 6 months and we still don't have a driveway or a yard.
They built our house faster than giving us a driveway and yard. My wife and I tried to email several customer service managers to address our concerns, and not at one time did we ever receive a response back.
Paint color for interior doors

- Exterior colors known; interior door colors needed.
Im still waiting for a response. Contacted multiple Pulte offices both via email and phone messages and zero response.

In 2012 I bought a Pulte home in La Costa California. Amberly is the style/model . I have all the exterior colors that were given to me however Im looking for the interior door colors. They need to be touched up but not completely redone.

We had an issue with our loan within 30 days. We let them know as soon as possible because they still had over 2 months to sell the house to another buyer if we dropped out quickly.
We just wanted at least half of our deposit back. They should do some paperwork for $10k for 25 days. It seemed fair. However, they said no.
I asked to speak to someone above our agent, but he wouldn't give me the number to talk to anyone even after 4 attempts of trying to talk to someone. I don't believe our situation was even described to upper management. This is predatory lending/deposits. We even offered to buy a house built a few months later.
However, they wouldn't even listen to it.
Now we have to drop out a week before closing instead. Yes, we signed a contract, but their unwillingness to work with us at all, or even contact us about our specific situation, is unbelievable.

Company fixed the issue and I have been provided with apology.
Have a issue with upstairs bathroom which we dont use need to flush toilet once a week so it doesnt dry out sent pictures to customer care here in Vegas and gentleman said as a curtesy care he would replace. The toilet was put in damaged we did not damage he said we have 30 days from closing date which was 9/26/24 I believe this is terrible customer service and the gentleman should be aware that you have a year warranty for damages due to damage product during build

Wind blows off my roof and makes a damage so I called Pulte homes customer service but they never answer and never call back

That’s $24K a year. That’s a roughly 1.5 million dollar mistake on the value.
something is really off with what your saying, meaning i have so many questions- I MOST CERTAINLY believe you..I never comment on these sites but im semi dealing with an issue at the present moment and can provide some suggestions and perhaps learn some things too at same time. You stated you're new to Texas...I do not know other states & their specific tax laws but I do know it for sure varies upon each state...I deal with residential taxes and commercial business/property taxes on the tax payers end of both -AKA "we the people" One thing I want to make certain is that foreclosure most definitely can happen but my learning experience as of now proves to be this: I believe its harder to foreclose if the mortgage company/lender still owns most of loan...exceptions are if your mortgage lender has or hasn't made an agreement with them yet.
Them being the state/county entities (usually use a third party law firm to collect) there are too many variables for me to make it make sense...So let me just suggest some real stuff & a "cant go wrong with this check list of to do's" ...PERIOD Note - DOES NOT HAVE to be in this order. 1. Do you have original agreement/contract that was signed on closing? If you haven't seen it lately- LOCATE ASAP ALL/DOCUMENTS when loan was closed.
2. Do you know who the current company is NOW ? If not, FIND OUT WHO THE MORTGAGE HOLDER/LENDER COMPANY IS CURRENTLY ASAP. A lot of companies will sell out to another lender but your original agreement shouldn't change!
Not without your knowledge or signature at least and especially not something such as property taxes! Documents may have got lost etc. in the shuffle ....etc. Most companies notify the home owner in great detail, via post mail, email, and todays technology allows for home owners to get online and view their entire situation with the loan account number on lenders website page or perhaps even their own app thats available for download.
There is always a customer service number provided on lender/mortgage co. website. Call number and the reps are most likely the most helpful in assisting home owner/payer. If you havent got this far with "being in the know".
THE TIME IS NOW!!! 3. CHECK COUNTY PROPERTY TAX WEBSITE that you live in. Its public knowledge.
Type your address & view record. This will tell A lot! 4. After you have attempted above suggestions...I want to stress the importance of crossing t's and dotting i's and I'm referring to every one else's job but yours is what I've experienced has to be done and I've learned the hard way..still learning but that's what it takes.
Take notes, record day/time and person talked to.
TEXAS charges late fees and penalties for late tax payment of any sort...Lastly if property taxes have gone up due to growth/development -the appraisal of home/property does too...either way its taxing amount can be disputed/protested with the county and that doesn't and shouldn't affect what was originally agreed upon in contract.
