I went to a Pulte community and I fell in-love with the model and floorplan.I liked the location as well.
The base price was $540k. What I found interesting is nothing was included in that base price. Everything one would put in a home of that price was an upgrade. Flooring, granite, molding, cabinets, and carpet.
The flooring they offered with the base price was smaller planks which means an older style. You even had to upgrade and pay $4400 for nickel opposed to bronze for lighting and facets. When it was all said And done, it came out to $780. Then they claimed they were going you the deal of the lifetime by giving up a finished basement which didn’t include a bathroom.
That would be 9k more. The price ended up around 728k 189k in upgrades. No way is the Home worth that much nor could you ever sell it for that much. One was up for sale for two years without selling in the same development.
That’s concerning. It makes you wonder if their homes even hold value? After reading reviews, I feel many people think they are bad builders. When you get into that price range, that is custom home prices.
Yet, that is not the product they deliver. They only allow you to paint the home one color. They only allow you to pick certain things for the outside. You can’t customize the home the way you’d like and if you don’t take the awful, lower end options that come with the home, you have to pay outrageous money for upgrades that are still not high end.
If you go to a custom home builder, they generally will include certain things in a package. Granite, flooring, a tray ceiling, and so on. I had a custom builder price out the same home for 550k, including all the upgrades that are really not upgrades. Also included higher end appliances.
The tricky thing there is you need to buy the land. Pulte buys the land and makes it a one stop shop, jacks up the prices for upgrades, pushes their mortgage company, and acts like you are getting a deal of the lifetime. They pressure you to sign the contact and pay the Ernest money. They are there to serve people who don’t do homework, don’t want to find land, and want what they think is an easy process.
Based on what I’ve read here, it doesn’t sound like it’s anything close to easy. The sales person just pushes the contract. They don’t even tell you different options you could choose or look out for you. I mentioned that I seen a lot of bad reviews and I was told not to worry because it’s common because they are a national builder.
Huh? It’s not common to have several bad reviews across the country!
I decided against it.I don’t think they should be charging prices that are equivalent to a custom home builder because that isn’t the product they deliver.
