Sun City Texas is a wonderful retirement community currently operated by the home builder Pulte. Since Pulte bought DelWebb and took over operation and development of the community, residents have uncovered a number of accounting errors by Pulte which has resulted in cost that were owed by the developer being assumed by the Home Owners Association (HOA) and then passed by the HOA to the residents as association dues. This reduces Pultes operating costs even when the situation is discovered and then partially or wholly resolved thru negotiation while increasing the cost to each resident. Several very detailed analysis have been done by those residents with finacial backgrounds. Never the less despite the past, the trend of shifting costs to the residents continues. 128c445
